What is RERA?
The Rajasthan Real Estate Regulatory Authority (RERA) has started tightening regulations on brokers involved in property deals in cities like Jaipur and Jodhpur. Many housing projects are being marketed and sold by brokers without valid RERA registration, which is now being actively monitored and penalized. Builders are also being cautioned, as they too must ensure all brokers associated with their advertised projects are RERA-registered. Those found violating regulations could face fines of up to ₹5 lakh and cancellation of their registration. The public can now complain directly against brokers or agents through the official RERA platform by phone or email.
Rajasthan RERA Cracks Down: Unregistered Brokers Face Fines, Strict New Rules for Real Estate Sector
RERA stands for the Real Estate Regulatory Authority, established under the Real Estate (Regulation and Development) Act, 2016. It was introduced by the Government of India to regulate the real estate sector and protect the interests of homebuyers, ensuring greater transparency, accountability, and speedy dispute resolution. The Act mandates registration for all real estate projects and agents, disclosure of project details on the RERA website, defined timelines for construction and delivery, use of escrow accounts for project funds, and strict penalties for non-compliance.
• Mandatory Registration: All commercial and residential real estate projects and agents must be registered with RERA before advertising or selling properties.
• Project Transparency: Builders must provide project details such as layout plans, completion schedule, land title status, and project approvals.
• Escrow Account: 70% of project funds collected from buyers must be deposited in a separate escrow account.
• Timely Delivery: Strict timelines for project completion; delays attract penalties payable to buyers.
• Agent Registration: Brokers and agents involved in property transactions must also be registered with RERA and comply with its standards.
• Complaint Redressal: A formal mechanism to address grievances of buyers, with appeals handled by a dedicated state appellate tribunal.
